Alta Development has put SoMi Walk on the market, offering qualified buyers the chance to acquire what is set to become South Miami's first 16-story residential tower. The luxury student housing development, currently under construction, is positioned minutes from the University of Miami campus and targets the growing demand for upscale student accommodations in the region.
The project comprises 173 residences totaling 673 beds and is classified as an opportunity zone development, a federal designation that can provide significant tax advantages to eligible investors. Pricing has not yet been disclosed, and the developer indicated terms are to be determined as the sale process advances.

Construction is ongoing, with Alta Development targeting a Temporary Certificate of Occupancy in June 2028. The timeline places the asset's delivery roughly two years out, a window that analysts would typically associate with both lease-up risk and the potential for value appreciation in a supply-constrained submarket adjacent to a major research university.
South Miami's proximity to the University of Miami, one of Florida's largest private universities, has drawn sustained developer interest in purpose-built student housing.
